Do you find residential leases convenient? We know so many people who think otherwise. Generally, leases do not last for more than a year, and moves this frequent, are nothing but major stress and pain. We talked to some of the industry experts about this and they advised us that if you select the right rental, you can avoid frequent moves. They further suggested that a renting strategy had to be developed and you would have to make sure that you stand out as the perfect tenant.

Prioritize

Before you start searching for rental homes, you should determine the features you want it to have. For instance, if you have a pet, you should not opt for multifamily units. There are so many landlords who do not allow pets on the premises. In such a situation, private owners are a better choice.
Amenities are another important consideration. Do you want to be located near the parks or the bus stop? Analyze your needs, and accordingly make a choice.

Consider

Once you know what sort of rental home you want, you can factor budget into the equation. Rents primarily depend on location, size and amenities. While you should try to check off all your needs, the rent should only be around 30% of your income. Go for anything higher than this and you will be putting yourself under a financial strain.

An industry expert told us that affordability is the primary consideration, and locations, amenities and size all come after. A property may have everything you want but if you cannot pay the rent with ease, you are better off with another place.

Compare

Now that you are aware of your budget, this is the time that you begin searching for rental homes.  Whichever place you like, be sure to compare rents with other similar properties. This will give you a better idea. Just make sure that these properties are close by. If you compare properties that are similar in size but located in different neighborhoods, you are bound to come across major differences.

Negotiate

So do you like a property and want to rent it? Sometimes, depending on the neighborhood and the rental market, you can negotiate for a better deal. An industry expert advised us not to overdo the negotiation because other tenants will also be considering the house, and you might miss out on it.
